Guarantor Reference

If you are a UK student and do not have a fixed income each month, you will be required to give details of a guarantor. Any guarantor must be:

  • A permanent UK resident
  • Meet income requirements listed below
  • Satisfy AML (Anti Money Laundering) requirements
  • Be home owner
  • Be in full time employment

Guarantors will need to provide the following documents:

1) Proof of identity: a copy of a photo-card driving license or passport


2) Proof of address: a copy of a recent (3 months) document statement addressed to themselves, e.g. a utility bill or bank statement


3) Proof of income:

Employed - one of our reference forms must be completed by the guarantors employer to confirm their salary and current employment status AND guarantors are required to provide the most recent 3 months bank statements in which their salary is paid into.

Self-Employed - most recent 6 months personal banks statements (dependant on pay fluctuations) AND most recent self-assessment. A letter on headed paper from an accountant may also be requested.


4) Guarantor form: complete the online guarantor form.


Please note that we require a guarantor to receive a monthly income that is three times the amount of rent. For example, if the monthly rent for the property is £100, then a guarantor's monthly net income must meet a minimum of £300.

We do accept joint guarantors under certain circumstances, please let us know if you believe your guarantor may not meet the threshold.
