Guarantor Reference

If you are a UK student and do not have a fixed income each month, you will be required to give details of a guarantor. Any guarantor must be a permanent UK resident and meet certain income requirements (listed below).

Guarantors will need to provide the following documents:

1) Proof of identity: a copy of a photo-card driving license or passport


2) Proof of address: a copy of a recent (3 months) document statement addressed to themselves, e.g. a utility bill or bank statement


3) Proof of income: an employment reference letter from their employer confirming their salary OR financial reference from their accountant confirming sufficient income, OR the last 6 month's payslips/bank statements (please note your personal information such as NI number can be redacted).


4) Guarantor form: complete the online guarantor form.


Please note that we require a guarantor to receive a monthly income that is three times the amount of rent. For example, if the monthly rent for the property is £100, then a guarantor's monthly net income must meet a minimum of £300.

We do accept joint guarantors under certain circumstances, please let us know if you believe your guarantor may not meet the threshold.
