Guarantor Reference
To secure your tenancy, all applicants are required to provide either a Qualifying Guarantor or a Professional Guarantor service.
Does my Guarantor qualify?
(Please note, these requirements may differ if this is carried out with an external referencing company)
To act as a guarantor, the individual must meet all of the following criteria:
- Residency: Permanent UK resident.
- Status: Over 18, in full-time employment, and not currently a student.
- Relationship: Must be a family member.
- Financial Health: No County Court Judgements (CCJs) and must pass Anti-Money Laundering (AML) checks.
- Income: Monthly net income must be at least 3x the monthly rent.
Required Documents for External/Internal Referencing
Please note: Requirements may vary if referencing is conducted through an external referencing company. Depending on your individual circumstances, a different variation of the documents listed below may be requested at the external referencing company’s discretion.
Guarantors must submit the following documents via the online portal:
1. Proof of Identity
- A valid photo-card driving licence or passport.
2. Proof of Address
- A utility bill or bank statement dated within the last 3 months.
3. Proof of Income:
Employed Applicants
Option 1:
- Your three most recent payslips, AND
- Most recent three months of full bank statements showing salary deposits, AND
- Your employment contract, AND
- An employment reference contact (e.g. HR department).
Option 2:
- Open Banking access, AND
- An employment reference.
Self-Employed Applicants
Option 1:
- Your most recent 6 months personal bank statements, AND

Your latest Self-Assessment tax return.
(An accountant’s letter may also be requested.)
Option 2:
- Open Banking access, AND
- Your latest Self-Assessment tax return.
No UK Guarantor?
If you cannot provide a guarantor who meets the criteria above, we offer a Professional Guarantor service through a provider we use for our referencing, Canopy.
- Cost: Approximately 3 weeks' rent + VAT (covers a 12-month period).
- Setup: This can be easily arranged during your referencing stage.
Please note: Usage of this service is a universal requirement for the tenancy. If the service is required for any single applicant, it must be utilised by all parties named on the application.
