Employment Reference

To qualify for monthly rental payments, applicants must be in full-time employment with a net monthly income of at least 3x the monthly rent. Please note that this option is generally reserved for professional tenants.

Important: All employed applicants are required to provide a qualifying Guarantor as part of their application. Please refer to our [Guarantor Reference page] for full details.


Proving Your Income

To confirm you meet the income threshold, you will need to provide one of the following documents:

  • Employer Reference: Reference from a referee (this must be someone in a more senior position or who has access to payroll information, manager, HR/Payroll)
  • Employment Contract: Contract of employment signed by both parties and payslips spanning the last 3 months
  • Future Employment: An offer employment letter signed by both parties
  • Self Employed: A reference letter from an account registered with one of the following - AAT, ICAEW, ACCA, CIMA, AIA, ICAS. If no accountant is available, we can review an SA302 or SA100.

Additional Verifications

  • Bank Statements: This may be required in addition to the above - 6 months of consecutive bank statements showing regular salary deposits.
  • Alternative Proof: If you cannot provide the documents listed above, please contact us to discuss alternative evidence we may be able to accept.
