Adding a Tenant
Please note this section is not applicable for early terminations where the new tenant is replacing one leaving. You can find more information on early terminations here
If you would like to add another tenant to the existing tenancy, please contact us via tenants@sam.properties. We need to verify that we are able to add another tenant as landlord stipulations and legal restrictions may apply - for example, rooms of a certain size can only be rented to a maximum of one adult due to overcrowding laws.

- Once we have contacted you to confirm we can proceed, there is a £50 charge for amending the Tenancy Agreement ( if you signed your agreement before 1st June 2019, please contact us as the charge may differ). You will also need to provide the name, email address, and mobile number of the new tenant who is joining. Please refer to our payments page for full details on our accepted payment methods and bank details

- If you already have a flatmate we will need to contact them and possibly their guarantors as part of this process. We will also need confirmation in writing (an email will suffice) how the new rent will be split, and which date the new tenant is joining (this will be stated on the new Tenancy Agreement)

- The new applicant will need to go through the same application process where we will verify their income/guarantor/landlord reference etc. Please note if we deem their references are not suitable, or they do not have validity to rent in the UK, we will not proceed with adding them to the tenancy

- Once their application is complete, we will send the amended Tenancy Agreement to all tenants via email to sign online

- The new applicant will need to pay any initial payments where applicable and contact us to collect their keys and conduct a Right to Rent check
